Meridian Manager · by Carbonium Labs

Property management, run from one screen.

A property management platform for digital-first companies and landlords. Your team, your owners and your renters each get their own portal, all running on the same live data.

Web · desktop, tablet and phone · invite-only

Meridian Manager company console: occupancy, rent past due, open repairs and approvals across every landlord, with a ranked needs-attention list

Three portals, one source of truth

Everyone sees the same numbers.

Fewer phone calls, emailed spreadsheets and “did anyone get to this?” messages. When your team updates a repair, the owner and the renter see the same update.

Your team

Company console

Every landlord you manage on one screen: occupancy, rent past due, open repairs and approvals you’re waiting on. One queue ranks what needs attention across all of them.

Property owners

Owner portal

Owners see what you see. They approve or decline repair estimates, follow rent and empty units, and message your office without a phone call or a PDF statement.

Renters

Tenant portal

Renters see what they owe and when, request repairs and follow them to done, message the office and set reminders. It’s built for a phone first.

For your team

Most urgent first, every morning.

Emergencies, then overdue repairs, then late rent, expiring leases and empty units. Your managers start with what matters across every landlord, not with the inbox.

Work orders list with priority, status, vendor and response-target timing for each job
Work orders with response targets
Emergency in 24 hours, high in 3 days, normal in 7, low in 14. Late jobs move to the top on their own.
Rent and late fees
Rent roll, aging and balances. Record payments and late fees, and export to a spreadsheet.
Vacancy pipeline
Every empty or soon-empty unit goes from preparing to listed to applications to lease signed, with lost rent counted as it adds up.
Leases and renewals
Leases ending soon show up in the attention queue with their renewal status.
Owner approvals
Send an estimate, get a decision. Emergency work started without approval shows up for the owner too.
Search everything
Press / to find any tenant, unit, property or work order across every landlord.

For property owners

Owners approve in one tap.

Each owner gets a portal with what they need to know, repair estimates to approve or decline, rent and empty units. Fewer calls asking “what’s going on with my building?”

For renters

A tenant app people actually open.

What they owe and when, repairs from request to done, messages with your office, local info and house rules. Meridian Status rewards on-time rent with points and levels that set renewal perks you choose, like a cap on the rent increase.

Tenant home: nothing late, next rent due date, and an open repair with its visit scheduled
Home: what’s due, what’s open
Tenant repairs: request a repair, an emergency call button, and open and finished requests
Repairs, followed to done

Vacancies

Every empty day has a price.

Track each unit from move-out to signed lease, with asking rent compared to market and rent lost so far. The owner sees the same pipeline.

Vacancies: each empty unit with its pipeline stage, days empty, rent lost and asking rent

On the roadmap

Next: AI that works from your real portfolio.

Meridian Manager already holds your properties, leases, ledgers and repair history in one clean, permissioned model. That’s the foundation for AI. As with everything Carbonium Labs builds, it suggests and your team decides.

In development

Ask your portfolio

Plain-language questions answered from your live data, like “Which units have been empty more than 30 days?” or “Who’s behind on rent at Maple Court?”

In development

Work-order triage

Suggested priority and vendor for each new repair request, from the description and the history of similar jobs. Your team confirms it.

In development

Online rent payments

Bank transfer, card and autopay in the tenant portal, posted straight to the ledger. The top request from tenant testing.

Security

Private by default.

Every page sits behind a sign-in, and every request is checked on the server. Owners and renters only ever see their own records.

Invite-only sign-in
No public sign-up. Staff and invited tenants sign in with an emailed code, or Google, Microsoft or Apple where you turn them on.
Roles that hold
Owner, manager and viewer roles, enforced by database row-level security as well as the app.
Less sensitive data
Meridian Manager doesn’t store Social Security numbers or bank account numbers.
Accessible everywhere
Works at phone width, has an adjustable text size, and every screen is checked with automated accessibility tests.
